Radom Capital and MetroNational Break Ground on Greenside at Memorial City
Lease Activity High for Michael Hsu Office of Architecture Collaboration, Designed to Create Dynamic Retail, Restaurant and Service Hub Just North of I-10
HOUSTON – APRIL 29, 2025 – Radom Capital and generational real estate investment, development, and management firm MetroNational have officially broken ground on their collaborative Greenside project, located within landmark west Houston business and lifestyle destination Memorial City. Houston-based Endurance Builders is serving as the general contractor.
Conceived by the acclaimed firm Michael Hsu Office of Architecture as a vibrant, stylish and family-friendly community hub, Greenside will span 35,000 square feet of leasable space in three buildings. Approximately one-acre of programmed green space and patios will be framed by retail, restaurant and service providers, including signature wellness and beauty-focused tenants. The site will offer easy egress/ingress and provide ample surface parking.
Radom Capital Vice President Barton Kelly is overseeing leasing, and spaces are anticipated to be turned over to tenants for build out in late Q1 2026.
According to Kelly, “We’ve been thrilled by the market’s initial reception to Greenside. We have multiple leases in draft. We have interest in various stages of negotiation from some fantastic food, fitness, and wellness operators accounting for approximately 75% of the available square footage.”
Upon completion next year, Greenside will serve as the new anchor for Memorial City’s neighborhood north of I-10. Situated at 1085 Gessner Road, it is just steps from bustling outposts of Kirby Ice House, Torchy’s Tacos and Mia’s Table and adjacent to Jimmy’s Place Park, which features a unique metal-and-concrete trail looping around a water basin.
Set against a backdrop of native plantings, a central lawn will be accented by festoon lighting, large canopy trellises and casual seating arrangements. An engaging children’s play structure is in the works. New pedestrian pathways will connect back to Gessner Road and Mathewson Lane, creating easy access to neighboring businesses and offices.
Greenside marks the first partnership between MetroNational and Radom Capital – known for award-winning projects such as M-K-T Heights and Montrose Collective – and reflects a united vision to create spaces that not only inspire but leave a lasting legacy for future generations.
“We’ve been eager to interject more unique moments and outdoor spaces into the Memorial City user experience, and Radom Capital and Michael Hsu Office of Architecture both exceed in creating those environments,” said Jason Johnson, CEO of MetroNational. “Greenside will offer a polished urban experience unique to the area”
For decades, Memorial City has attracted visitors, tenants and residents with its thoughtful mix of dining, retail, and community-driven amenities in addition to premier office, hotel, multifamily and healthcare components. More recently, the community has welcomed high-profile launches including Levi Goode’s Credence and Sidebar, Sambrooks Hospitality’s The Pit Room, FB Society’s Haywire and Japanese-based apparel brand Uniqlo’s first Texas location.
